What is ‘Sewer Capacity Charge’ in Seattle King County?

Information is Key!

This is an important county-wide assessment since 1990 on homes that are newly connected to the King County sewer system.  The charge is assumed by owners of newer builds, and it offsets costs for expanding the county’s sewer infrastructure:  wastewater treatment systems; pipe-builds; pump stations; treatment plants.  For brokers in King County, this is especially relevant on line 16 of Form 21 – Residential Purchase and Sale.  When I represent a buyer, we always include the contract term that Seller will pre-pay all charges and assessments prior to closing.  For this particular Sewer Capacity Assessment – which runs a 15-year billing period – you might have one rightfully upset Seller if that term is overlooked.  And it has happened!  Buyers who are ready to purchase a home that has been connected to the sewer system on (or after) February 1, 1990 – should be made aware of the Sewer Capacity Charge as an inherited part of ownership.  The bill is paid in addition to their monthly sewer bill and the proposed monthly charge for 2011 is $50.45.  When representing Sellers, their attention should also be brought to line 16 and changed accordingly.  Please visit the King County website for more information on the Sewer Capacity Charge for newer homes.
