<p>How many reasons are there to use a buyer&#8217;s agent?  I think these four are most compelling:</p>

<ol>
<li>The MLS allows agents to search through properties in richer ways than is available to the general public.</li>
<li>Agents are constantly looking at properties and should be able to spot bargains or help you avoid overpriced properties.</li>
<li>An agent can refer you to other professionals needed to complete your transaction: an inspector, escrow closing agent, and mortgage loan officer to smooth the process and save you money.</li>
<li>A buyer’s agent services are free. The seller will pay commissions.</li>
</ol>
<p>I once had a buyer from Germany looking at condos in Seattle.  I drove him all around town &#8211; he didn&#8217;t have a car &#8211; to look at properties.  We even stopped off at a gallery for an errand of his.  He&#8217;s a textile artist and was organizing a show.  The next day his partner joined us.  We looked at more properties and discussed all the costs involved in buying and owning property in the US.  At the end of this conversation they ask me what my services cost.  They were apprehensive that I was going slap them with a big bill for my time and gas.  They were astonished to hear that my services are all free.  The sellers pay my commissions.</p>

<p>As of April 25, 2010, the statistic is that a median single-family home in &#8220;The Seattle Market&#8221; is $392,731.00 and I can say confidently right now, there is no move-in ready 3-bedroom house on Montlake, Capitol Hill, Mount Baker or Queen Anne for this price.  But in Maple Leaf?  Yes this price point will buy a house and yard, maybe a nice 2-bedroom mid-century home.  In West Seattle?  Yes definitely in some micro-neighborhoods in West Seattle this is possible.  In Beacon Hill?  Yes again, a mid-century or Craftsman bungalow at $392,731.00 is definitely possible.  So for <a href="http://classicfreshseattle.com/what-is-abr/" target="_blank">buyers,</a> it quickly becomes clear what neighborhoods your price point allows and this makes your search constructive and efficient.  And for sellers, be the best option in a certain bracket within your neighborhood, because even in this economy, we still see multiple offer situations if you&#8217;re priced right.  Buyers know a good residence when they see it!</p>

<p>Snohomish is a strong cohesive community even though many residents commute to Everett, Seattle and Eastside. Snohomish residents take pride in maintaining the historic values of their town and are proud to be Snohomish Residents. The county is also well managed fiscally. Snohomish residents enjoy lower real estate taxes than their King County neighbors</p>

The home would have to be the caliber of a $800,000+ home and asking price should be no more than $1,300,000.</p>
