Rob LeRoy

First of all, let me just say that I never wear ties. If you're looking for that buttoned down, traditional real estate stiff, I'm not him. Also, I really don't like soup spoons. I'm not going to say that I hate them, (that might, after all, sound a little crazy), but I REALLY don't like them. I mean, how big does a spoon really need to be?! Who needs that much soup in one bite?! ....Ahem...but I digress... Originally, I stumbled into real estate by accident. A friend of mine was taking a class and begged me to be his study partner. My philosophy has always been that any knowledge is good knowledge. So I gave it a shot. Looking back, I must say that that was one of the best decisions I ever made. I absolutely love what I do.

The real estate field has also allowed me to put my education from Western Washington University to good use by integrating my skills in communication, computers, business and negotiations. With my college background in philosophy and history, I have found that I bring a special kind of creativity and innovative spark to the business, as well as an ability to remain calm and clear during difficult situations.

As anyone who has ever bought or sold a home will know, there are a lot of details, and a million things that can go wrong, all of which can contribute to an incredibly stressful atmosphere, if not properly handled. I pride myself on my ability to carefully, clearly, and concisely explain the process to my clients, and to always keep a cool head if things get tense. It is my goal to make the home-buying process feel fun and exciting for my clients. I have never thought of myself as a salesman, but rather as a service provider, or maybe a glorified tour guide. While I must admit that I know what I'm doing, I make it a point to take a laid-back approach, never to present myself as pretentious or arrogant about what I know or what I've accomplished. I also never wear ties.

I work with the agents here at EXP because I thrive on the team dynamic and find myself to be much happier when I have an open forum in which to share and receive ideas, jokes and stories. I am best at what I do when I'm having fun doing it. This is a fun group of people to be around, and thus we are successful. Also, in case I wasn't clear, I don't EVER wear ties. It's just not how I work. Rob LeRoy | Create Your Badge

Madison Park Real Estate Update, Feb. 2010

New evidence of a real estate market turnaround? The big news in the Madison Park real estate market last month was the report by the Northwest Multiple Listing Service (MLS) that the median price of Seattle homes sold in January was actually higher than in the same month a year earlier. For the city as a whole, this represented a 2.63% increase over the past year (houses and combos combined). It... [Read more]

Seattle Japanese Gardens 50th Anniversary

Seattle Japanese Garden The Japanese Garden in the Arboretum is about to end its winter hiatus, reopening on Sunday, February 14, for its 50th Anniversary season. Rated by a garden journal as one of the ten favorite Japanese gardens in the country, Seattle’s Japanese Garden was inaugurated in July 1960, after only four months of construction. It’s now ready to celebrate a half century of giving... [Read more]

The Bed Bugs are Biting in Seattle

It seems fitting to be writing this the day before Halloween, given the cringe-inducing nature of this topic.  However, I feel compelled to write about this as a Public Service Announcement. Bed bugs, like the ones your Mom used to warn you against, are becoming a serious nuisance in metropolitan areas like Seattle. They first came to my attention a couple of months ago, and my initial reaction was... [Read more]

5 Reasons Buyers Fail With Fixers

"Here lies Walter Fielding. He bought a house, and it killed him." These days, it is all too easy for  inexperienced buyers to become obsessed with getting the “best deal”.   I’m talking about  the “weekend warrior” buyer- the one who watches countless hours of HGTV shows that make it seem plausible that someone could seek out, purchase, remodel and... [Read more]

What is the $8000 Tax Credit?

The $8000 first time buyer tax credit has gotten a lot of attention in recent months. If you’re reading this, you probably already know that, I guess. You are obviously capable of operating a computer and navigating the internets… So, if you are curious about the $8000 tax credit, and like stick figures, have a look at this video. I didn’t make it, but I like the style. It’s... [Read more]

Rob LeRoy’s Guide to Ballard Bars

Recently,  I was wandering the Ballard Sunday market with my friend Alan. We were taking pictures of Old Ballard and reminiscing about the many great times we’ d had there over the years. While wandering down Ballard Ave. ( which is blocked off during the market) we saw a pair of boots nailed to a phone pole.  As I paused to take a picture, a family walked past. I overheard their young son... [Read more]

The Truth about Appraisals

Just about everybody has heard of an appraisal and knows what it is- an assessment of a home’s value based on empirical evidence like recent sales, replacement costs, and the subjective opinions of underpaid appraisers hurrying from one gig to the next.  What many Buyers don’t know is that, even though they get to pay for it,  the appraisal isn’t for them, it’s for their bank.  While it’s... [Read more]

Top 10 Reasons Your House Isn’t Selling (Part 1)

Unless you’ve been living in a cave, you know that the past 18 months have seen record numbers of homes hit the Seattle real estate market.  And not just Seattle’s market, but all markets across the country. The combination of panic, desperation and fear has caused “For Sale” signs to spring up faster than Rush Limbaugh’s assistant when somebody yells “free cake”. ... [Read more]

Top 10 Reasons Your House Isn’t Selling (Part 2)

7. You have WAY too many knick-knacks and personal items covering your shelves and walls.  If your house looks like an indoor flea-market, potential buyers have a hard time imagining their own crappy junk littering the house.  The same goes for pictures of your wedding, vacations or grandkids- if home shoppers feel like they’re in your house, it’s hard or them to begin to think of it... [Read more]

Top 10 Reasons Your House Isn’t Selling (Part 3)

And last, but certainly not least… 10. You’re cheap- Guess what- if you aren’t offering a competitive selling commission (aka buyer’s agent commission or SOC)  on your listing, you are doing it wrong. It is time to get serious about selling your house, and short-changing the professionals whose job it is to get it sold is a great way to shoot yourself in the foot.  This is one of... [Read more]
